The proposed development includes the demolition of an existing derelict duplex on the site, and the construction of a new multi dwelling housing development comprising four, four bedroom Torrens titled townhouses on the 712 sqm parent site. The project replaces an incomplete dual occupancy structure with a contemporary, carefully considered built form that responds sensitively to its context and the challenges of the sloping corner site, while utilizing repeating floor plans for cost effective construction.
Each townhouse is arranged over three levels, with the lower level partially embedded below the natural ground line. This semi basement accommodates parking, services, and storage, enabling the primary living and sleeping spaces to be elevated above street level. By recessing the lower floor into the site’s natural fall from Moira Avenue (west) to Murray Street (east), the development presents predominantly as a two-storey form to the street, reducing perceived bulk and maintaining a respectful streetscape interface.
The architectural strategy included deliberate articulation to break down the overall massing and ensure the building sits comfortably within the low-rise residential zone. Stepped floor plates on either side of the central stair core create generous 1.5-storey living volumes while remaining compliant with FSR constraints. The resulting internal arrangement delivers spatial richness without compromising planning controls.
A strong emphasis on environmental performance underpins the design. The dwellings are oriented to maximise northern solar access to living areas and private open spaces, supported by broader ESD initiatives integrated throughout the scheme. The elevated ground plane and podium level enhance privacy and amenity, while the semi basement level provides an efficient interface with the street.
The project commenced with a desktop site investigation and planning review, which informed an early 3D massing concept used to test scale, overshadowing, and streetscape impact. This evolved into full Development Application documentation.
Overall, the proposal delivers a high quality, contextually responsive residential development that transforms a challenging site into a well resolved architectural outcome.
